Having a buyer's agent is not a mandatory step, but it certainly can be helpful. The listing agent has a responsibility to the seller they are representing. That, in a nutshell, is that the selling agent is going to negotiate for the sellers best interest. It's their job. They must look out for the person they represent.
A buyer's agent, on the other hand, can focus on you, the buyer, and help you negotiate the finer points of a transaction. While it's true the buyer's agent is paid from commissions on the sale price just like the listing agent, the buyer's agent will have your best interests in mind.
Some things a buyers agent can do for you include:
- negotiating a fair price
- making sure documents are in order
- getting your information to the closing attorney
- help you get a realistic view of the property and neighborhood
The best part is that a buyer's agent is paid through the commissions earned from the sellers. When someone lists a property they agree to a commission, usually a percentage of the purchase price. The commission is then split between the selling agent and the buying agent. While some brokerages strive to share commissions at 50%, others choose a different split between the selling and buying agent, such as 60/40. With this in mind, there really is no reason not to use the services of a buying agent!
